Howcroft Gardens - Sandal, Wakefield
Overview
One of our main projects of the year… A single storey wrap around extension and a single storey extension on top of an existing double garage. Creating a large Kitchen living space at the rear and a new master bedroom with en suite at the front.
Key features
The photos will speak for themselves on this one. A near 8 meter wide triple track sliding door system was supplied and fitted along with an apex window up above all made bespoke to the angle of the roof. We also pride ourselves on making sure all details match existing from bricks and mortar to render, roofing and internal finishes.
Steel structural engineering works
The skeleton of the extension had to have a portal steel frame. Once erected and the shell was complete we knocked through the existing kitchen,living room and completely removed the rear external wall (8M) and part of the side return external wall (5m), creating one kitchen living space of 10m x 8m! This also involved undertaking some pretty heavy engineering works as we had to fit 10m of steel Spliced into 3 weighing over 2 tonnes. These were just a couple of the big pieces, but combined with the front extension there were 20 pieces of steel needed to complete the project. Most of this is usually undercover and can’t be seen to be appreciated. However, on this occasion we asked if our customer wanted to leave it exposed; we were all really pleased with the result.
Plumbing and heating works
The house was still on its original boiler of over 20 years old so it was just about ready for renewal and was a good time to do so. Firstly, we upgraded the system to a Worcester Bosch system boiler with unvented cylinder, giving the customer hot water at mains pressure. Secondly, we knew before the project started. That the new kitchen living space was going to be large with little wall space to spare. We therefore agreed with the customer to install a wet underfloor heating system. The only way to do this was to remove the 8” reinforced concrete slab and pour a new concrete oversite on the existing part to create a new base level ready for the insulation, underfloor heating pipes and screed to the new area (75m2). This was well worth the effort as it gives outstanding quality heating that is consistent throughout.
Finally, in the front extension we fitted the new en suite for the master bedroom which we fully tiled and also installed underfloor heating on.
Additional works
Our customer didn’t like the existing golden oak upcv window frames and wooden fascias, so as part of the project we renewed the the whole roofline (fascias,soffits, gutters) and existing windows with white UPVC giving it a new look everywhere. This was no issue for us to fit this in at the same time.
